How do I select the right property developer?

There is a wide range of property developers in Dubai that you could choose to work with, but you should work with a broker and consulting firm that can advise you of their reputation, product finish, ability to deliver on promises and general integrity. We highly recommend investors opt for quality over price.

Is buying off-plan risky?

Compared to other cities around the world, the quality of developers in Dubai is generally high – especially at the mid to premium end of the market. With strict regulations on marketing and construction progress, significant track records and face to face meetings/viewings, investors can proceed with purchasing off-plan in confidence with a focus on long term ROI (rather than what will be earned in the next 12 months).

What’s the purchase process?

The first stage is to work with your broker ensuring you’re 100% confident in the location, property and developer you’re partnering with. Then, you will complete a booking form and pay an initial booking fee, typically 3-10%. You will shortly be expected to pay the deposit and will then have the Sales and Purchase Agreement issued. What are the costs involved?

There are several costs to think about when purchasing in Dubai, the main one is the DLD fee, which is 4% when purchasing off-plan, there are also further administration fees, your consultant will make you fully aware of the full financials prior to purchase.

Masar Capital does not charge any fees at all to our buyers.

Do I need to be based in Dubai?

No, there is no requirement for you to be based in Dubai or the UAE to purchase a property here. Everything can be done remotely. However, if you do wish to see how things are progressing, the country’s property developers often offer expenses-paid site visits.

Who will manage my property?

Most projects will have a property management company already in place to handle all aspects of your property’s maintenance and letting. This means you, the investor, can enjoy a hands-off role and receive your rental income passively, minus a small fee for the management company’s work.

What should I look for in a property in Dubai?

We always advise our clients to look for a property with standout features, or “unique selling points” (USPs). This might be an excellent view, close access to the beach or local amenities, a larger than average layout, a corner apartment, balconies, car parking spaces, or onsite gyms. Rest assured we’ll work with you to identify properties with desirable features such as these.

Where should I invest in Dubai property? 

Dubai is made up of communities. More desirable, or up and coming, communities are in high demand from tenants and, therefore, property owners benefit from higher rents and capital appreciation. This stems from the convenience, lifestyle and value that the location provides.  Therefore, we recommend investors stick to well established and emerging master communities within Dubai, rather than going for unknown low demand areas just to save money.

Can I rent my property on Airbnb?  

In Dubai there are little regulations on short lets, especially as the properties are freehold. Whilst traditional letting agreements allow for a tenant to rent the property for an extended time period (such as 6-12 months), short-term letting through the likes of Airbnb and Booking.com allow you to capitalise on Dubai’s tourism and business visitors, who may only need an apartment for anything from a few nights to a few weeks. The nightly rate will likely be at a premium, making this a great way of generating a high return on investment and a hands-off management style with everything taken care of for you.
